Byron Green, Oldham OL84SH

 

In August 2004, McInerney acquired a development site in the Derker district of Oldham. The initial intention was to develop homes for sale on the open market, but as the site had been identified as being within an area of Housing Market Renewal, we were approached by the Local Authority to form an informal Public/Private partnership to jointly develop the scheme of 73 houses and apartments. The Stoneleigh development incorporated the following features:

 

 

Orientation of buildings to maximise solar gain

Enhanced glazing to Low E

Enhanced insulation to roof voids

Enhanced boiler specifications and AAA rated white goods

Aerated flow taps, shower heads and dual flush toilets

Water butts and composting bins

Sustainably sourced materials

Permeable car parking surfaces

Recycling storage facilities and cycle stores

Glazed porches and oversized windows

Byron Green

As a result of the Stoneleigh development, and by progressing the design of the houses further, we were able to negotiate a second site from Oldham MBC for an EcoHomes "excellent" scheme in Hollinwood, Oldham. Byron Green has been featured in a Housing Excellence Award in the category "Regeneration Scheme of the Year" for its contribution to the regeneration of the Hollinwood area of Oldham. It is an excellent example of or use of Modern Methods of Construction. The last element of this regeneration scheme is 32 houses to lifetime home and code for sustainable homes level 3 standards for First Choice Homes Oldham (an ALMO) with grant support from the Homes and Communities Agency.

 

Project Details

The development included decanting and demolition of existing properties and the new Byron Green development consists of 90 houses and apartments. The majority of the properties are affordable housing for sale with 32 being developed for First Choice Homes Oldham (An ALMO). A significant amount of public realm .including play area and landscaping has also been included within the design of the project to enhance communal facilities.
