‘IT’S GOOD TO BUY’ SAY LONG TERM THINKERS

A RUNCORN couple say their long term plan to put down roots in their new home will see them through the housing market crunch.

Clare Pickersgill and Robert Hayes recently moved to a new McInerney home at Evolution, just off Percival Lane in Runcorn, despite all the current doom and gloom.

The couple felt comfortable making the move because the plan is to stay in their new three-bedroom family home with their two children, Alfie aged four and Oliver aged two, for the foreseeable future.

Clare said: "If we were buying to sell then we would never have made the move but we don’t want to sell. We want to stay in our new home for many years to come, which means the current housing situation won’t really affect us."

Winners in the current market will be anyone able to secure equity to buy over the next six months and settle-in for an extended stay, says McInerney Homes.

Carol Nomdedeu, sales manager for McInerney Homes North West, says: "At the moment the new-build housing market represents exceptional value for money. Buyers can take the opportunity to secure a deal and then wait for the market to recover."

The 2009 Knight Frank Residential Market Forecast suggests house prices will start to rise again in 2010 in the North West of England and interest rates are expected to continue to fall because of decreasing inflation.

Carol adds: "In the long term the housing market is generally seen as a good potential for equity gains because generally the value of housing has increased by more than the rate of inflation.

"The fundamentals for a strong UK housing demand remain and the current slump in house building will worsen the supply deficit, which will help drive prices higher in the future."

Despite Clare and Robert’s long term plan to stay at Evolution the couple never actually planned to move home - until they saw what the development had to offer! The couple asked McInerney to worry about selling their old Runcorn house through the home builder’s part exchanged scheme while they focused on moving to their new home.

Clare says: "We saw the homes at Evolution advertised on Rightmove.co.uk and thought we’d drop into the development to have a look. We had a nose around the show home and decided to buy despite never intending to move.

"It’s a quiet and well hidden place to live with a lovely feel but walking distance from the town centre and close to the bridge to get to work in Widnes."

By 2014, Claire could have a second route to work if plans are approved for the development of a new Mersey Gateway crossing between Runcorn and Widnes, with Liverpool beyond. It was good news this month (October) when the Government awarded an extra £6 million to help finance the development, which will create new jobs and investment in Runcorn.

Evolution features a combination of one and two-bedroom apartments and three and four-bedroom homes with prices currently starting from just £74,625 through McInerney’s clever FirstStep schem
